Bedok Residences

This is one of the few projects where buyers queued up before the show suites started taking in bookings. Apparently foreign workers were being employed to queue for buyers! This kind of scene was not seen for the past few years. So what is so great about this development?

The developer, Capitaland, is selling the project as a development with integrated facilities. You have the bus interchange and shopping mall just under your development. It is connected to the Bedok MRT as well. Very convenient indeed.

All in all there are 583 units in this development. The units range from 1 - 4 bedrooms. Do take note as the project is seamlessly connected to public transportation, don't expect it to be cheap. At the time of writing, a 3 bedroom unit, size 100 sq meter is going at S$1.43M. This works out to be S$1324 psf. The finishes of the units could be better, given the high selling price.

Therefore it boils down to the question, do you really need to stay above a shopping mall and bus interchange to enjoy seamless transportation? In my humble opinion, I don't think so. I will give the development as miss.

The Vanderlint

This is another small boutique development (Freehold) at District 15. It has 20 units together and is located along Ceylon Road. The developer described it as 'Exclusive living for the discerning few'. We shall see if it is 'exclusive' or are you the 'discerning few' to be able to own a unit?

The development consists of mainly 1 bedroom and 1+1 bedroom units. There is only a 3 bedrooms unit, which is a penthouse. This means that most of the buyers would be investors, looking to rent the units out after the completion. The sizes of 1 bedroom and 1+1 bedroom units range from 35sq meter to 86 sq meter. The 86 sq meter unit being a penthouse unit. The development comes with a small pool  big bath tub, which is located at the top level, overseeing the roof terraces of the 2 penthouses units (No privacy!).

The prices here are not cheap. A 2+1 bedroom unit, of size 76 sq meter is asking for S$1.04M, this works out to be S$1271 psf. Yes, the location of the development is good as it is about 5 minutes walk to the nearest bus stop and is near to the famous Dunman Hawker Centre. The finishing is of better than average quality and the developer is using brands like Bosch, hansgrohe and Duravit for the units. At the time of writing, all 2 bedrooms  except one were sold and the 3 bedrooms penthouse is being sold as well.

So is the project worth buying? Yes it is exclusive, but as the plot of land is small, you will be
'squeezed' in between private landed houses. Do go to the show suites take feel for yourself and decide if you are the few 'discerning' owners to own a unit. The Vanderlint is located at 87 Ceylon Road.
